Deferred Maintenance can sometimes make it difficult to obtain top-dollar for your probate property, especially when it comes to major repairs.

  • Is the Market Booming or in Decline?

My fiduciary duty to you as my client is to provide you with a realistic assessment of the market.  Remember, I do this for a living.

  • What if there are issues with the Title of the Property like False Liens or Claims?

The property cannot be sold until every item recorded on title is assessed and/or corrected if false.  It is my job to take care of this Before Opening Escrow.

  • Is Seller Financing a Good Alternative?

Taking a higher profit margin over a longer period of time may be something you might want to consider.

  • Will the Realtor I choose keep Me Informed Throughout the Process?

Communication is extremely important, yet many Realtors forget this too often. I will always provide you with weekly updates, recommendations and feedback from multiple sources as the property is being actively marketed and cared for.

Communication

Selling a Probate Property can be a very stressful and frustrating process, especially when you hire a real estate agent that does not communicate.  Surveys show that the biggest complaint of Probate Sellers is the lack of communication they receive from their real estate agent.  I intend to keep my clients informed by:

  • Calling or texting you directly at least three to four times per week so that you will know precisely what I am doing to care and market your property.
  • Providing you with weekly updates, via email, regarding market conditions and how your probate property is fairing.
  • Conveying to you any feedback I may have received from other agents or potential buyers.

Marketing

 It is no longer enough to install a sign in the front lawn of a property and hope for the best.  Today’s marketing strategies must include a variety of promoting factors in order to capture the best possible price for your property.

  • Staging a Property properly with what is at hand or hiring a company to get it done is something I recommend.
  • Promoting a Probate Property Starts with Great Pictures. I take beautiful pictures that are inviting and illustrate the best features of the property.
  • An On‐Line Presence is Essential.  I utilize a dedicated Website, the MLS, Real Estate Websites, and Social Media to name a few.
  • Knowing When & How to Host an Open House is Fundamental. With Creative & Informative Flyers and a host of other marketing tools, my Open Houses always deliver Great Results.
  • Traditional Marketing is still very effective, e.g., Door Knocking with “Just Listed” Flyers and Mailing Post Cards is Basic yet Reliable.

Pricing

One of the most important decisions you will have to make, when selling a probate property, is the list price.

If the Listing Price is Too High:

  • The Property will be Exposed to Less Buyers.
  • People that Can Afford the Listing Price May Decide To Pass for a Larger or Recently Remodeled Home.
  • The Listing May Stay Active for Over 30-Days Without an Offer…Which will almost always be considered by Prospective Buyers to be a Stale Listing.
  • It May Cause the Property to Stay Active Longer on the Market giving it a Greater Chance of Receiving Low-Ball Offers.

If the Listing Price is Just Right:

  • It will Attract a Higher Pool of Buyers.
  • The Property will Almost Always Sell for More Money in this Market.
  • Escrow will Opened within Two Weeks.
